There is one thing worse than an Enbloc ----- and that is an Enbloc done badly. Since the majority have the necessary mandate to sell, then they owe it to all SPs to make a success of it. Minority SPs can only watch and wait, if they sell then lets pray it's at a price we can move on with, if they don't sell, then we are happy to stay for a few more years.

Heartland Condos at S1k psf or more?

‘The psf price is one thing, the quantum is another. As long as the total quantum is at $1 million or less, buyers can still afford to buy.’

  1. At $260 ppr Tampines Court enbloc value is about 700K. Since developer is paying $420 ppr for a Tampines site, current Tampines Court enbloc value is about $1.13 million per unit. Transacted prices for Tampines Court is 700k - 740K. It is obvious why those who wish to sell support enbloc - they get much more for their unit.
